The January numbers for West Bellevue condos are in. We continue to suffer from the Avenue statistical hangover as we experience unflattering comparisons to last year when there were lots of (high priced) new construction sales closing. Having said that, although pricing was down 26% on a $/SF basis, we saw a 17% increase in average price (i.e. the size of the units sold was quite a bit larger than this time a year ago). As is typical for this time of year, pending sales for the month were trending up (meaning we should see a nice uptick in closed sales next month). Having just gotten multiple offers on a listing of my own here last week, it definitely feels like the market is heating up (although you wouldn’t know it looking at that weather outside!).

It’s beginning to look a lot like Fosstivus!

The November numbers for West Bellevue condos are in. Through a combination of (maybe) a little election hesitation and fewer new construction closings, the market feels a little flatter this month than it has for a while. Pricing is up slightly from last year, but sales are down 23% and months of inventory up 25%. Meanwhile compared to last month prices and sales are both down (although so is inventory). The good news is that this is mostly the effect of the majority of the presale closings wrapping up at Avenue and Mari. As those projects go into more of a steady-state sales to closing program, year on year comparisons are going to look weaker compared to last year and earlier this year when lots of presale were getting closed. If we look only at resales on the other hand, year on year sales (up 55%) and price appreciation (up 22%) are actually quite strong.

The September numbers for West Bellevue condos are in. Year-on-year numbers continue to be well above year prior (thanks to a large degree to new construction condo closings), but we are starting to see the start of that typical fall downward trend in the month-on-month figures. Sold homes (+58%), sold prices (+48%) and price per square foot (+56%) are all up substantially compared to last September, but down a little compared to last month across the board. Pending sales are also down substantially, so look for some of that cooling trend to continue in October.

The August numbers for West Bellevue are in and it’s definitely a late summer kind of vibe. At the risk of sounding like broken record - as has been the case for a few months now - sales prices and sales prices per square foot both remain elevated due in large part to closings at Avenue Bellevue. However after some decent sales activity earlier in the year, it does seem like buyers had better things to do here recently than buy condos (like go on vacation), which led to fewer sales, more active listings and more months of inventory. Historically we see a bounce in activity post Labor Day but we’ll have to see what happens this year. Lower rates could certainly help. On the other hand, there is that whole election thing you may have heard about.

The July numbers for West Bellevue condos are in and they are pretty much just a rinse and repeat of June, driven to a large degree by the continuing new construction presale closings at Avenue Bellevue. The average price sold price last month was $1,760,000 (up 14% vs last year) and average sold price per square foot was $1,401 (up 4% vs last year). There were 36 homes sold (up 24% vs last year) and 1.9 months of inventory (down 9% vs last year). I expect these sales numbers will settle back down at some point, but with Avenue presales continuing to close and Mari presale closings starting next month, it may be a few months before we see the sales statistics less impacted by the new construction presale numbers.

The June numbers for West Bellevue condos are in and the numbers are a bit eye-popping for the middle of summer. With an average price sold price of $1,976,000 (up 92% vs last year), average sold price per square foot of $1,334 (up 59% vs last year), 27 sold homes (up 42% vs last year), and 2.3 months of inventory (down 15% vs last year), you could be forgiven for thinking the June condo market is hotter than the weather outside right now. But you would be incorrect. If you pull out new construction closings, you will see that the resale condo market in June turned in a solid if unremarkable performance, with most sales and pricing metrics roughly flat versus 2023. But the closed sales at Avenue Bellevue (with sales in the Estate tower starting to close) are boosting the metrics for June and will likely continue to do so here into early fall.
